The thesis

Not a remodel. A capital program, built to the plan.

An apartment renovation is a business decision with a construction line in it. We start from what the owner intends for the property, then shape scope, phasing, and budget around it.

Capabilities

Eleven ways we support the program.

  1. 01Capital improvements
  2. 02Large-scale apartment renovation
  3. 03Occupied-property renovation strategies
  4. 04Phased planning and execution
  5. 05Unit reconfiguration and modernization
  6. 06Unit conversions where permitted, subject to approvals
  7. 07Property repositioning
  8. 08Preconstruction
  9. 09Value engineering and budget management
  10. 10Coordination with engineers, architects, and local authorities
  11. 11Construction management and delivery

Unit conversions depend on local zoning, permits, and approvals.

Why it matters to owners

Five decisions that sit with the owner.

  1. 01

    Sequencing

Which buildings, floors, and systems move first decides whether the program holds together. Order of work is an owner decision with construction consequences.

  2. 02

    Capital allocation

Budget should follow the owner’s strategy for the asset. We price options so capital goes where it supports the plan. Improvements are intended to improve function, competitiveness, and long-term value; they are not a promised return.

  3. 03

    Operational disruption

Phasing, access routes, and shutoff windows are planned to mitigate disruption to residents and operations. Mitigation is a goal of planning, not a guarantee.

  4. 04

    Schedule coordination

Engineers, architects, local authorities, and trades work from one schedule, so approvals and inspections do not surprise the program.

  5. 05

    Consistent unit quality

Repeating a scope across many units rewards standards, mockups, and supervision, so the fiftieth unit is held to the same standard as the first.

Acquisition renovation, capex, or repositioning?

Tell us about the property and the plan: an acquisition-related renovation, a capex program, or a repositioning. We will start with the construction questions.
