Underwriting a value-add renovation: where construction line items hide risk

A renovation budget in a pro forma is a hypothesis. Here is how to test it before closing.

01Separate hard cost from carry

Time is a cost. Model construction duration and its effect on holding costs alongside the hard-cost estimate, not after it.

02Question the unit-cost average

Averages hide the one unit or system that behaves differently. Sample deliberately, especially in older buildings.

03Contingency is a policy

Define when contingency is spent and who approves it. An undefined contingency tends to become a second budget.
